Amberley is a privately owned architect-designed home on the Mornington Peninsula's Shoreham coast, one of Victoria's most tightly held rural and coastal locations. Set among rolling hills with views across to Westernport Bay, it was designed and built to be both a refuge from the city and a home that earns its setting. The architecture works with the landscape rather than imposing on it. Expansive glazing and bifold doors dissolve the boundary between inside and out, drawing the surrounding native bushland into every room. The result is a home of generous scale that still feels grounded and quiet. At the heart of the main living level, a Cheminee Philippe wood-burning fireplace divides the open living, dining and kitchen zones. It is the kind of piece that anchors a room: functional, beautifully made and unmistakably French. Double ovens make the kitchen serious. Undercover alfresco dining and balconies on both upper and lower levels extend the living space outdoors across all seasons. The infinity pool looks out over the property and the bay beyond. Pool access is between 9:00 AM and 9:00 PM in line with local council noise guidelines. The home runs on Tesla battery storage supported by solar panels. Electronically controlled block-out blinds sit in every room. Split-system heating and cooling operates throughout. Netflix is installed on the TVs and a Bose sound system connects via your phone. The property is designed to be comfortable in every season. A productive parterre kitchen garden supplies fresh vegetables and herbs for your use. An outdoor shower beside the garden is perfect after a day at the beach. Beach towels are in the laundry. Wildlife is abundant: kookaburras, magpies, possums, and kangaroos are all regular visitors. A complimentary bottle of Ocean's 8 Pinot Noir - grown on Tucks Road - has been left for you to enjoy. Sleeping up to nine guests across four bedrooms: a king in the main bedroom, a queen in the second, a queen in the third, and a king single with trundle in the fourth, with a divan sofa bed for additional flexibility. All linen and bath towels are included. Five minutes in any direction brings you to some of Victoria's finest wineries and restaurants, to seaside villages, surf beaches and hinterland farm gates. The Peninsula is all around you. Amberley is where you come back to.
Other Details to Note
Your host will greet you on arrival to show you through the property. A separate guest registration form is required as part of the property's terms and conditions, including names and dates of birth of all guests and a valid credit card for security. This form is separate from Airbnb's own terms and conditions and will be sent ahead of your arrival. All linen and bath towels are included in the tariff. Beach towels are available in the laundry. The property has an environmentally designed septic treatment system. Only 1-ply toilet paper (supplied) may be flushed. Please do not flush wipes, sanitary items or tissues. Blocked systems will be charged to the guest. Due to fire risk in this rural location, there is no BBQ on the property. Double ovens are available in the kitchen. Amberley has stairs throughout and is not suitable for children under five. It may not be suitable for guests with limited mobility. Please disclose children's ages at the time of booking. Rubbish bins are located in the utilities area near guest parking. Bin collection is Tuesday morning. If staying over a Monday, please put bins to the kerb Monday evening. Any rubbish that does not fit in the bins must be taken with you on departure.

Shoreham is one of the Mornington Peninsula's most exclusive and least-visited addresses. It sits in the southern reaches of the Peninsula between the calm waters of Westernport Bay and the rolling farmland of the hinterland, a place where the landscape has not been overbuilt and the pace remains genuinely unhurried. Within five minutes of the property you will find some of Victoria's finest wine estates. Pt Leo Estate, with its world-class sculpture park, restaurant and cellar door, is among the closest and most celebrated. Ten Minutes by Tractor, Montalto Vineyard and many other acclaimed producers are all within a short drive. Ocean's 8, the nearest estate, is along Tucks Road itself. Flinders village is the nearest town: a beautifully preserved coastal settlement with a good general store, a hotel, cafes and access to Flinders Surf Beach and the dramatic coastline of Bushrangers Bay. Red Hill, with its Saturday morning market and excellent farm gates, is close by. The broader Peninsula offers Peninsula Hot Springs, the Mornington Peninsula National Park, Cape Schanck Lighthouse, world-class golf, and some of Victoria's finest coastal walking tracks. This is not a suburb. It is a way of spending time that is increasingly rare this close to Melbourne.

A car is essential and is the best way to experience everything the Peninsula offers. Most wineries, restaurants and farm gates are within five to fifteen minutes by car. Flinders village is the nearest town. The IGA supermarket in Balnarring is the most convenient everyday option. Hastings has Coles and Woolworths for a larger shop. From Melbourne CBD, Amberley is approximately 90 minutes by car via the Mornington Peninsula Freeway. There is no public transport to the area. Mobile coverage can be limited in parts of Shoreham, so download offline maps before leaving Melbourne. Private parking is available at the property.
